Snag list & property inspection

A standard snag report stops at the paint. We inspect the system design and the automation as well — so you understand what the property is actually worth before you buy it, and what it could be worth before you sell it.

You wouldn't buy a car without an inspection.

You'd have someone look at it, and they'd give you a report. A property costs considerably more and hides considerably more. The difference between a good handover and an expensive one is almost always something that was visible on day one, if somebody had looked.

Our difference

The part every other snag report leaves out.

Most reports record cracked tiles, silicone and door latches. Those cost a few thousand dirhams to put right. What moves the value of a property is the system design and the automation behind the walls — and almost nobody inspects it.

A villa sold as “smart” can be running an unbranded, closed controller with no spare parts and no upgrade path, or it can be running Crestron, Lutron or KNX on properly engineered, labelled and tested infrastructure. Those two properties are not worth the same money. Our report tells you which one you are standing in.

  • Brand and standard

    What is actually installed — Crestron, Lutron, KNX, an open standard, or an unbranded controller nobody supports.

  • Design and capacity

    Whether the cabling, containment, boards and loads were designed for the system sitting on top of them.

  • Upgrade path

    What it would cost to extend, repair or replace the system — and whether that is even possible.

The report is yours. Give it to the developer, use it to negotiate, or hand it to whoever you like. If you'd rather we did the remedial work, we can quote for it — but that's a separate decision and a separate conversation.

Fixed fee, agreed before the visit. Includes the site visit, the full report and a call to walk you through it. Travel outside Dubai quoted separately.
